The Builder - Mike Orley

My name is Mike Orley; I'm the Developer and Builder of Boulder Homes. I would like to tell you about who you are partnered with to build your personal home. We are not some huge conglomerate corporation that throws up thousands of homes per year. We are a local building company that has been in N E Ohio for 25 years. We offer incredible value in the homes we build.

People ask me, "How can you keep your costs down and still give more home for the money?"

There are 3 reasons:

l) The majority of our build group, Framers, Electricians, Plumbers, Excavators and sub-contractors has been with us for most or all of our 25 years. They are loyal, consistent and of­fer us affordable quality because of that long-standing relation­ship.

2) We are a family operated business and that keeps our over­head low but quality high. Married to Faith and Father to Jus­tin and Jennifer the business is a big part of our lives.

3) By offering more quality and value to our homeowners, the majority of our business in gained through referrals and rela­tionships. By not having to spend great amounts of money on advertising our marketing costs have minimal impact on the price of each home.

Since we build our houses so efficiently, our clients almost al­ways move in with an equity position—on average about 6%.... and sometimes as high as 27%. Our homeowners could turn around—if they really wanted to—in six months to a year and sell these houses and actually make money. And that just doesn't happen in today's real estate market.

An example of that was a home we built on Crystal Creek Dr, in Brecksville. We built their home around 6 years ago for about $200,000. It is being sold for $359,500; a 79.5% increase in value! Of course we can never guarantee these results for each customer, but our track record has shown us to be a consistent investment over the years. Our formula for success: Build good homes in great neighborhoods at a lower general cost than our competition.
